12 Cool Flirting Tips

Are you interested in and attracted to someone? Do you want to flirt with someone but you don't know how to do it without being too obvious? Read these flirting tips and relationship tips to guide you.

1. You have to give clear signals. Both men and women are bad in interpreting signals. You have to know what you want when you flirt and convey what you want to mean. Do not flirt with someone just for fun unless they are flirty themselves. For instance, you flirt because you want to explore opportunities. You may end up having a life time partner.

2. You have to be yourself. Do not pretend or assume any personality because they will find out sooner or later. Be proud of yourself. If you want to improve yourself, you may want to get hold of self-help books or enroll in courses that will enhance your personality.

12 Cool Flirting Tips

3. You have to feel good about yourself. Once you feel good, other people will feel good about you as well.

4. Respect yourself. Do not treat yourself as someone who doesn't deserve the best. Don't be so desperate that whoever comes along, is your target.

5. You have to concentrate on the conversation and not on getting a date. Women would love to have a meaningful conversation before plunging on the next step - having a date.

6. If you are interested in someone, make yourself interesting. You have to avoid talking about yourself too much. Ask open ended questions. People love to talk about themselves so you better ask safe questions. Avoid taboo topics such as salary or past relationships.

7. Give genuine compliments to your target. Do not sound sarcastic or joke around in giving compliments. For instance, if you notice what your date is wearing is very colorful: do not say "You look like a parrot to me."

8. You may consider asking what he or she enjoys doing instead of asking "what do you do?" When you ask this question, there's an implication that you are "checking for wallet-padding."

9. Have some props. Carry or wear something that will catch their attention. But make sure you don't overdo it.

10. When you have intentions of flirting, you have to detach for the meantime from your friends. This will make you more approachable. No one wants to be rejected in front of a group of people - especially if those are your friends.

11. If you are going to give out your number, make sure it's the real one. You may consider carrying a business or personal business card for you to hand out. It only means that it's either you'll give out your number or not.

12. You should know how to present yourself. Flirting could be the start of a relationship. Make sure your hair is clean, you smell good and you wear well cleaned and pressed clothes.

Now that you know the flirting tips and relationship tips, get out there and try them. These tips will surely help you achieve your relationship goals. Remember that when you decide to flirt with someone, make sure you are serious with your intentions and not just playing games.

A Moveable Feast in Havana

I visited Havana hoping to capture that particular ambience of the fifties when the likes of Frank Sinatra and Ernest Hemingway frequented the city and was not disappointed.

Were he still alive, Frank Sinatra would now be 91. In his heyday, the saying was: "It's Frank's world; we just live in it." That world certainly included Cuba, which Frank first visited in 1947. I simply wanted to see Frank's world in Havana where I hoped that memorabilia dating from the fifties would be accessible.

Book For Men

At Havana's Aerop¬uerto Internacional Jose Marti entry formalities were as complicated as in the fifties when visas were needed to go to any place. It took me an hour to clear the immigration line. In my case, a pretty police officer spent more than a minute carefully comparing my face with the photo in my passport. Then it took another hour to get my baggage and change my money into 'convertible pesos' or CUCs. I am sure that Sinatra had it easier.

A Moveable Feast in Havana

There was plenty to suggest Sinatra on the taxi trip into town. The car radio played Cuban songs with a beat that Frank would have appreciated. As I trav¬elled towards Havana centro, passing murals and graffiti acclaiming Castro and Che Guevara, we shared the road with vintage Chevrolets and the odd Model T and Dodge - cars that predate Castro rule and must have been on the road during Frank's time.

The next day at the Hotel Nacional de Cuba, with its Gothic façade, I sank into Sinatra nostalgia. The lobby still boasts some magnificent original mahogany fixtures that still reflect the splendour of Sinatra's day. In the bar, there is an alcove with posters showing personalities who visited the hotel in various decades. The fifties section features Frank's profile along with photos of mobsters such as Meyer Lansky and Santo Tarfficante.

It was Frank's first trip to Cuba in February 1947 that exposed his relationship to the mob. A FBI surveillance photograph showed Sinatra with his arm around Charles 'Lucky' Luciano on the balcony of the Hotel Nacional. Luciano, deported from the US to Italy in 1946, had come to Havana for a meeting with other Mafia bosses.

By most accounts Sinatra had no idea exactly what he was getting into when Joe Fischetti, a New York gangster who booked talent for mob-owned clubs around the country, suggested a 4-day trip to Havana. Joe simply convinced Sinatra to accompany him and his two brothers to Havana to meet some of the "guys."

Sinatra probably didn't realize how many "guys" he was going to meet. The Mafia was holding a conference in Havana attended by mob leaders, including big shots such as Luciano, Frank Costello, Meyer Lansky, Albert "the Executioner" Anastasia, Joe Bonanno, Joe Adonis, Chicago boss Tony Accardo, Florida boss Santo Trafficante and Meyer Lansky among many others.

It was Meyer Lansky's close friendship with Cuban dictator, Fulgencio Batista, that enabled Mafia bosses such as Santo Trafficante to get a piece of the action in running lucrative casinos in hotels such as the Nacional. The casino operations made so much money that top rated singers such as Frank Sinatra and Eartha Kitt would fly to Havana to star in their floor shows.

Even in Fidel Castro's Cuba, the Nacional still features a cabaret show. After a buffet dinner in the hall, which once housed the casino, I went to the nightclub. Packed with diners and drinkers, it captured the mood of those yesteryears. Even the showgirls, bosoms modestly covered, evoked the social mores of the fifties. A Cuban singer, accompanied by a big band, belted a traditional song. It was pure nostalgia. In his place, I could almost imagine Frank wowing the wives of high rollers with his rendition of "All of me".

Apart from his casino visits, Frank also celebrated his 1951 honeymoon with Ava Gardner in Havana.

They honeymooned in Rom 225 at the Nacional, close to Rooms 211 to 213 favoured by the mob. The hotel, built on a rock bluff, looks out across the bay towards the Morro, the ancient fortress guarding the entrance to Havana harbour. Ava and Frank must have enjoyed the view when taking cocktails at dusk on the sea-view terrace. While Frank preferred Cutty Sark Scotch, I had my best ever daiquiri on that same terrace. The sweet lime, sugar powder and rum proportions were just right with the fine crushed ice mix visible to the bottom of the hollow stem of the glass. The Nacional had not lost its class. Contemplating the hotel gardens overlooking the Malecón, Havana's sea promenade along the bay, I felt as if I had become a member of Frank's Rat Pack.

During their honeymoon, Frank did not show himself too much and a waiter, Jorge Jorge, recalls delivering bottles of vodka and whiskey to their room. Although they had a meal at Ernest Hemingway's favourite restaurant, they did not get around to meeting the famous author who lived in Havana. Ava admired Ernest ever since she got her first major role in Robert Siodmak's 1947 film "The Killers", based on a Hemingway story. She had recently been selected for a role in the film version of Hemingway's 1936 short story "The Snows of Kilimanjaro". Probably Hemingway was not in town since Ava could have easily arranged a meeting between the two American icons: her crooner husband and the writer whom she called "Papa".

The two men, however, lived in different worlds in Havana.

Frank's world was in La Habana Centro, west of the Malecón, where the mob ran casinos in posh hotels such as the Nacional, Capri and Riviera. In his novel Our Man in Havana, Graham Greene described that part of the city before Castro took over in the following words: 'In the west the steel skyscrapers of the new town rose higher than lighthouses into the clear sky'.

Hemingway's world, east of the Malecón in La Habana Vieja (old Havana), had no skyscrapers, only charming old buildings - some dating from the 15th century. Old Havana starts at the Prado, the lovely avenue with a broad central pedestrian walk, which runs from the Malecón to Central Park square. When he first came to Havana with his future third wife, Martha Gellhorn, he stayed just off the Prado, at the charming Hotel Biltmore Sevilla. From there it is a short way to the old town with its alleys, just wide enough for one car, leading to the port. When I walked down the Calle Obispo (Obispo Road) to the Hotel Ambos Mundos, it seemed that little had changed since Hemingway's days.

The Hotel Ambos Mundos was Hemingway's second home. While living with Martha at the Hotel Biltmore Sevilla, he used this hotel as his mail drop. It did not fool his second wife, Pauline, still living in Key West. Located at a convenient distance for his favorite watering holes, he once said that "it was a good place to write". In mid-February 1939, he spent a month in room 511 to finish writing "For whom the Bells Toll". Even after he rented La Finca Vigia, a rundown farmhouse on the outskirts of Havana, he retained his favorite room 511 at Ambos Mundos.

The ancient and slow lift at Ambos Mundos, probably dating from Hemingway's time, took me only to the fourth floor and I had to climb a flight of stairs to the fifth floor. Room 511 is now a little museum where one can see some letters and Hemingway's Royal typewriter. I looked at the views from the two corner windows. One window provided a view of the old Cathedral, the entrance to the harbour and the sea. It had everything to inspire Hemingway to write a book with a Spanish setting.

The liftman had recommended that I see the view from the terrace. This view was excellent, as I could see the port as well as the Havana skyline. There was a bar and I ordered a mojitos, the national Cuban cocktail consisting of rum, sweet lime and mint. Enjoying the cool breeze, I wondered if this bar existed in Hemingway's time. If it did then he could not have gotten much work done at the Ambos Mundos.

During the 1940s even after he moved to the Finca Vigia, Hemingway would come late mornings to the Ambos Mundos to check his mail drop. Afterwards he usually walked a few doors up to the American Consulate, later lunching at El Floridita with consular friends and perhaps finishing his rounds with a browse in the International Bookshop. These conveniently grouped locales - all located on Obispo Street - were his base of operations.

For drink and fresh seafood, Hemingway favoured the Floridita on the corner of Obispo and Monserrate. When its metal shutters were up, its eleven doors were open to the busy street life. Inside the café, overhead fans turned and the great mirrors behind the bar kept the room under observation from Hemingway's habitual seat at the left-hand corner of the bar. The Floridita was rumoured to have a bordello on the first floor and prostitute regulars such as Leopoldina Aroste could always count on a handout from Papa.

It was now time for cocktails and the EI Floridita was beckoning me with flashing Vegas-style neon lighting. Now efficiently air-conditioned, the bar and dining room is sealed off from the outside world. The waiters wore red coats with white trousers to synchronise with the striking red and gold interiors. Touted as the "cradle of the daiquiri," I ordered a classic daiquiri but felt that the sugar and lemon overpowered the rum. Perhaps I should have ordered Hemingway's favourite "Papa Double" consisting of no sugar, double rum and grapefruit instead of lemon.

The bar now looks like Papa's museum with a bust and portrait of Hemingway as well as photographs on the walls from pre-¬revolutionary days. Despite the Hemingway memorabilia, I thought about the Ava and Frank's foray to the Floridita during their honeymoon. It had to do with the music. At that time, Octavio Benedino Sánchez Oñaguirre (Cotán), the Cuban troubadour, sang to Ava and Frank. Now there was a four-person band with male singer and a female violinist. To the background of a complex Afro-Cuban rhythm, the singer and violinist alternated without either missing a beat. Frank would have loved it.

Ava would return to the Floridita but without Frank. In August 1954 she visited the Hemingways in Havana. Hemingway and his fourth wife, Mary, took Ava for dinner to the Floridita. Heads turned and even Hemingway's nodding acquaintances became instant intimates enchanted to meet the senorita, even inviting themselves to join the group for coffee or liqueur. Ava was polite but showed little interest in these Cuban locals, mostly rich sugar-growers and paunchy businessmen.

It was a wonder that Ava did not blow up at the Floridita. Hemingway once described the two sides of Ava's personality to a friend: "She could be sweet, attractive, witty and good fun. She also had a sharp tongue and could be an absolute devil". Ava adored Hemingway and inherited from him her love for bullfighting - and bullfighters. After the break-up of her marriage with Frank, Ava would spend ten years of her life in Spain.

I hired a taxi to visit Hemingway's Finca Vigia - now converted into a museum - to imagine how it must have been during Ava's 1954 stay in Havana.

The villa is currently being renovated, and we could only see the empty rooms from outside. One of the guestrooms in the rear had a window from where one could watch the sun set behind the profile of Havana in the distance. For guests like Ava this view must have provided the promise of an exciting night in Havana.

During the day, another spot provided even a better view. Next to the villa, there is a small, four-storey tower. Mary Hemingway had designed the tower and the top room with four windows was a haven where Hemingway could write in peace. Like the room at the Ambos Mundos, it provided Hemingway with a view of the sea - quite appropriate when he was writing 'The Old Man and the Sea'.

For herself, Mary had designed a sun deck where she could sun in the buff.

Mary also preferred to swim in the nude in their pool, a little way away from the villa and covered all around with trees and foliage. Apparently Ava followed Mary's example when she was their guest at the Finca Vigia. I walked down to the pool, the basin painted blue but empty. In my mind's eye, I imagined Ava in a dressing gown at the pool, letting the gown drop at the edge and then taking a graceful dive in the water. The Hemingways had many guests but Ava must have been the most beautiful woman to swim in this pool.

On my last night, I decided to try another of Hemingway's favourite haunts, La Bodeguita del Medio bar and restau¬rant.

Just a block away from the Plaza de la Catedral, one of five plazas in Old Havana, the Bodeguita is literally a 'hole in the wall' with a crowd blocking the doorway to the bar.

Once inside, I found myself in a three deep crowd away from the bar, which could accommodate just five persons. On the wall, there was Hemingway's portrait quoting him: "Daiquiri in EI Floridita, mojitos in La Bodeguita del Medio".

I had to shout my order for a mojitos behind the backs of other barflies, all foreign tourists. Most just had a single mojitos. To cope with the orders, the bartender had lined up 20 glasses along the length of the bar and was preparing mojitos on an assembly line basis. He started by gently crushing mint leaves in each glass, pouring some sweet lime, putting in ice cubes and then topping off with some Havana Club white rum. For a mass-produced product, it did taste good although but was almost twice as expensive as elsewhere.

Already up against the wall, a group of five girls and a male drummer started arranging their instruments next to me and the place got even more cramped.

The band started with 'Chan Chan', a Cuban favourite. Dressed in black blouses and microskirts, the girls had skin hues ranging from white to black. Their next song was a sop for the foreigners: "Autumn Leaves" played to a Cuban rhythm. The black lead singer now played her clarinet emitting a series of soulful notes. I thought about Frank Sinatra and his interpretation of this song. Did he feel this way when his marriage with Ava Gardner was breaking up?

The bongo player quickened the tempo of the beat and the girls kept pace with rhythmic step movements. I was looking and listening. There was vitality in the music that has something to do with the Cuban mentality. All night, La Bodeguita del Medio would be throbbing to such Cuban sounds. Sinatra would have loved it because music is fundamental to Havana life.

The music never stops in Havana. That night as I walked in old Havana, there was music streaming out from every bar and restaurant. Old American cars equipped with sound systems in better shape than their engines pumped out rhythms for the pleasure of those passing by. Even locals sitting on their doorsteps to their drawing rooms had their TV sets blasting music at full force. The rhythms were putting my adrenaline into overdrive.

My best moment was when listening to a live band specialising in Afro-Cuban rhythms. The bandleader, a saxophonist, started a Sinatra favourite: "My Way". He moved away from the group and made his saxophone chant in the same cadence as Sinatra. Then the beat moved to a complex rhythm and his saxophone emitted staccato sounds. It was a great performance and old Blue-Eyes would have loved it.

Even if he does have to share it with Hemingway, Cuba - for the time being at least - is still part of Frank's world.

Is There a Way to Learn How to Cure Yeast Infections?

There was a time a few years ago, during a long weekend when I came down with a yeast infection. There was no chance of getting in to see a doctor any time soon, so I knew it would be at least three days worth of suffering. At that time, I did not know how to cure yeast infections other than by going to the doctor.

Almost all women and most men, will at one time or another, get a yeast infection. It is nothing to be embarrassed about! It is caused by candida albicans, a yeast-type organism that loves to live in dark, damp places. That could be the groin or even in the mouth. It grows quickly, just like yeast making bread rise, and can cause a lot of irritating symptoms. It can be treated, but you need to know how to cure yeast infections the right way.

Book For Men

The itching is usually the first symptom that people notice, followed by the burning and the need to constantly urinate. It can make your life completely miserable. You need to treat more than the symptoms. If you only relieve the itching, the yeast will continue to grow. Ask your grandma how to cure yeast infections, and she would give you some kind of crazy home remedy involving yogurt. It doesn't really work, although it may make the itching go away.

Is There a Way to Learn How to Cure Yeast Infections?

There is one natural remedy that does work and it tell it all in this book "Natural Cure for Yeast Infection". One of the reasons it works so well is because it tell you how you can defeats yeast using natural products. How you controls the symptoms, but also takes care of the underlying problem, which is essential if you don't want that infection to come back. If you want to know how to cure yeast infections, you should listen to someone who has had them a lot (me!) and go with a home remedy product that works!

Route 66 - The Main Street of America

Route 66 first entered the general public conscience in 1939 when California writer John Steinbeck published his novel "The Grapes of Wrath", detailing the westward migration of Oklahoma's Dust Bowl farmers to California's San Joaquin Valley. During the story, he refers to Route 66 as the "Mother Road", a nickname it still has today. When Steinbeck won the Pulitzer Prize for his novel, the road became even more famous.

The highway also gave its name to a popular television show, "Route 66", broadcast during the early sixties in the United States. The show featured two young men looking for adventure along America's highways and was clearly inspired by passages from "On the Road" by Jack Kerouac, his book describing several cross country adventures undertaken in the 1940s. The book has since become a literary staple for any would-be road trippers and has inspired countless journeys down Route 66.

Book For Men

Starting in the 1950s and continuing gradually over the next 25 years, old Route 66 was bypassed section by section as the high-speed Interstate highways were completed. Finally, in 1984, when the last stretch of freeway was finished, Route 66 was officially decommissioned; the old route is now designated Historic Route 66 and is firmly lodged, with an almost mythical quality, in modern popular culture

Route 66 - The Main Street of America

While much of the appeal of taking a trip down the legendary highway lies in the thought of being on the open road in the wilderness, speeding past one great attraction to the next, Route 66 also takes in some of the United States' most archetypal roadside scenes including great displays of neon signs, rusty middle-of-nowhere truck stops and kitschy Americana. These almost accidental tourist attractions detail a rich part of America's history, with many of the roadside cafes and motels being opened during the Great Depression when hundreds of thousands of farm families, displaced from the Dust Bowl, made their way west along Route 66 to California. Indeed, many of the small roadside towns along the route only survive today due to shameless self promotion of attractions and nostalgic travellers, eager to enjoy a small part of this increasingly endangered American experience.

Over the past 50 years, more and more people have set their sights on a trip down Route 66 and with constant developments in the world of automobile travel, particularly in the realm of car finance, the experience is no longer exclusive to people with time on their hands and money to burn.

From the suburban idyll of Southern California, past the Grand Canyon and the Native American communities of the desert southwest, to the gritty streets of St. Louis and Chicago, a trip down Route 66 is truly the pinnacle of road tripping for any traveller and offers an unforgettable journey down the Main Street of America.

A Look at Life From Peter Buffet's Point of View

Whoa! I certainly didn't expect this book to be anything like it is. I try to keep an open mind but when the son of one of the richest men on the planet writes a book about life, my mind rushes to ask "What does he know about the life that most of us experience?" My answer: "Nothing." I am excitedly happy to announce that I was wrong, wrong, wrong.

By the time I got through the first chapter, I couldn't put it down and every chapter was so filled with "quotable quotes" that the book began looking like the rainbow as I put sticky markers in to be sure I didn't lose the thought. Usually in the course of reviewing a book, I place a half dozen stickers to show me where the "juicy parts" are. With Life is What You Make It I used something between 30 and 40. I would have to write a book about the book if I spoke to all those points.

Book For Men

Peter Buffet writes with an openness and honesty that is bordering on crazy innocence, laying bare his mistakes and errors in judgment to make a point so profound that you sit in stunned silence while you reflect on it. If there is anything spoiled about this "rich kid" it doesn't show in his writing or his thinking.

A Look at Life From Peter Buffet's Point of View

The book is a down to earth - where the rubber meets the road - kind of book. At the same time it is deeply insightful. He challenges mediocrity and "luck," and talks about what happens to people who have been "spoiled by advantages they have been born to but have not earned." He has such passion for music that I, not being familiar with his work, went to his website and listened to his music as I read the last half of the book. It is a wonderful mix of hearing the passion and reading the words that combine in perfect synchronicity.

It is true that he has friends in high and wealthy places and people who reviewed his pre-published book have recognizable names like Clinton, Bono, Gates, Steinem and Turner. Yes. The book is for them. But the book is just as powerful for me and you, for the blue collar workers as well as middle management. It can speak to the janitor who cleans the office of top management who also should read it. It can speak to the kid in high school who is trying to figure out where his passion is and what he should be "when he grows up" as clearly as it speaks to those of us who are grandparents. It is for each of us who is trying to walk a path of authenticity, passion and generosity.

He jerks us back to the basics and makes us examine our life in terms of what we did with what we were given. Do we live with passion? Do we treat ourselves and others with love, kindness and compassion? How do we measure success and do we consider ourselves successful by those standards? Do we give back on a regular basis?

His last paragraph sums it up:

"Your life is yours to create. Be grateful for the opportunity. Seize it with passion and boldness. Whatever you decide to do, commit to it with all your strength... and begin it now."

I highly recommend that you read this book. And, as Peter Buffett suggests, "Begin it now."

Women and Men: Give More to Get More From Sex - Sex and Economics

What are you willing to give? As many would define it, economics is nothing more then the study of human action. Think about it on this level:

All actions have a cost that goes along with them. These costs are weighed out in the minds of all human beings. They often think of the cost of a particular action vs. the profit they expect or the possible gain for their future. If you asked many people, they would tell you that economics will only apply to areas that can be measured in dollars and cents and here they would be very wrong!

Book For Men

Why is that some of us have priorities that make us strive for continued growth while other are content just to let life pass them by? Well as you may guess the opportunity cost is all relative to the beholder. Some people do in fact value "vegging out" in front of the T.V. much higher then they do reading a book, or learning something new, or even having great sex! We may wonder why would they choose this over that, but as you know by now that is all dependent on where the chooser places value in their life.

Women and Men: Give More to Get More From Sex - Sex and Economics

My business is that of sex therapy. I tell all my clients this one quote and they love it "if you get out of sex therapy all there is to get out of sex therapy, then you'll never get out of sex therapy." Here is the thing, if a client will fully commit themselves to the process of improving themselves in bed, they will have a higher level of self confidence, of course a better performance in the bedroom, and this equates to a better and deeper relationship with their significant other. Again this happens in small chucks. If a man finishes too fast start to try to improve penetration time by only one minute per session. Never try to jump twenty as that tends to set a man up for failure. Often times I work with couples struggling through issues of premature ejaculation and erectile dysfunction. I promise you neither of these are fun things. Other times I just work with men who want to last longer for their female companion.

If you are wanting to have better sex, it is best to learn this one thing now. All things have a cost. If you learn to perform better in bed, there may be an associated cost of buying a program or hiring a therapist like myself. However, the cost of not choosing to do so can have terrible cost on your relationships! I urge men to act if they are having sexual issues, and I urge women to be supportive. Often these problems are extremely embarrassing for men.

Here the easiest thing men can start working on now to "hold back" during intercourse. They can learn to stop the flow of their urine. If you can stop the flow of urine, you have strong PC muscles. These are the muscles that hold back other fluids as well. Work these through kegel's etc and you will improve your time in bed immediately.

Should I Get a Smartphone or an iPad?

Asking whether you should get an iPad or a smartphone is a bit like comparing apples (no pun intended) and oranges. It really depends what you need and a lot may depend on how good your eyesight is!

If you can afford to get both you'll find yourself carrying your smartphone around all the time, they're great for finding out where the latest deals are and getting quick information and making phone calls of course.

Book For Men

If you're a content junkie and you like to read books online, watch videos and see pictures attached to certain websites then an iPad or tablet will be the better choice. You'll still have to carry a cell phone along of course, but if you make and receive infrequent calls you can actually convert your iPad or tablet into a phone by using a VoIP application. It's somewhat like Skype as it bypasses traditional phone lines by using the power of the internet.

Should I Get a Smartphone or an iPad?

Problem is you're going to look pretty silly with a giant iPad stuck to your ear - probably something you should do in a bathroom or in the privacy of your vehicle! Who hasn't got a cell phone they can use alongside an iPad anyway?

It's hard to believe that the iPad will only be two years old come April 2012, they have already been accepted as a far superior and much more portable replacement for the laptop for most people.

The biggest difference between a smartphone and an iPad is the size of the screen. Put a search into a smartphone and you get back a pretty uninteresting-looking list of things, with an iPad you get back what looks more like a computer screen with graphics etc., Download your choice of 1000s of different applications and you can have a tailor-made iPad that does exactly what you want it to do.

Of course there are apps for phones too - again it's all down to what you need. I just wonder if with the increased popularity of iPads and tablets men are going to start sporting European-style man purses to tote them!

If you do choose an iPad or tablet and you find yourself with a small heap of unwanted electronic gadgets- you know, your alarm clock, GPS, MP3 player, camera and dare I say Walkman and other old cell phones, please be sure to take them to an electronics store that offers free small gadget recycling.

Time Does Not Change People - Only Jesus Christ The Son of God Can Do That

In the New Testament book of Acts at Chapter 25 and verse 6, Festus returns to Caesarea, having been in Jerusalem, and the trial of God's servant, Paul, begins all over again, after having been left to languish in prison for two years.

I have been in Caesarea many times and it would not be a nice place to be left imprisoned and particularly when you had no idea how long this was going to last. It is hot and humid. Think of what this disciple of Jesus Christ must have been feeling - the emotions - the wondering - after all, he was just one of us.

Book For Men

Some Jews come down from Jerusalem, making serious accusations against Paul, but unable to produce proof. Time does NOT change people. Time does not transform people.

Time Does Not Change People - Only Jesus Christ The Son of God Can Do That

So often we have been tempted to think that time will soften people, and cool their anger and fury and rage. That is what we would like to see, but that is not what we see in the Word of God, and this offers a degree of comfort. These religious leaders from Jerusalem have been up to this lark for some while now, and there is not a hint of change in their evil motives.

We can think that TIME will change the situation, and like a bad cold it will clear up. That is not what the Scriptures teach, and we see here, the seriousness of sin. Only the grace and mercy and love and power of the Lord Jesus Christ changes men and women - and transforms situations.

Paul would never have changed had it not been for his dramatic encounter with Jesus Christ outside Damascus - and his receiving help and ministry from Ananias - being healed - filled with the Holy Spirit - and baptised in water.

There is another side to this. TIME should not mellow us either. I am glad Paul never mellowed as the years went by. I rejoice that he remained with that which was real and true - faithful to the Lord Jesus Christ - holding fast to the fundamentals of the faith right to the very end.

Yes, through time - he learned lessons - so do we. He gained experience which he passed on to others, and we should develop in these ways too, and seek to pass it on as the opportunities arise.

Paul never lost sight of what was central. He never lost sight of the vision given to him at the very beginning.

He never forgot about what lay at the heart of being a disciple and apostle of the Lord Jesus Christ. Many people never see what is central and real and vital.

Paul knows who he is, and to whom he belongs. He has an assurance that Jesus Christ His Saviour and Lord is in control, and he is going to hold on to that and trust the living God.

What he has seen happen in the past, helps him trust for to-morrow. Let your past experiences of the living Christ encourage and inspire you for the work and ministry of these future days and weeks.

As he goes on trial yet again, he displays no bitterness or resentment.

He remains so gracious and calm and rational, exercising self-control.

Paul has come through these two years victoriously and triumphantly, and he is ready for the next phase of service in the Kingdom of God. Are you?

Protecting Your Child From Pornography

Recently I stood in the middle of the Gettysburg Battlefield where 53,000 young men lost their lives in the Civil War. They had goals and plans and great potential but none of that came to fruition because they died fighting so all could live free. Freedom is considered a valuable commodity and is available to all who live within our borders. Sadly, freedom is being replaced with a different kind of enslavement in our country that traps individuals and Imprisons families in dysfunctional abysmal living. Everyday lives are damaged and futures ruined due to the soul-destroying effects of pornography, the new slave master of our modern world. The pornography industry has grown to a billion a year industry. You read that correctly. Billions of dollars are made off of lust, sexual perversion, and sexual addiction. And that does not count the R rated movies that can be considered soft porn. Pornography has a pervasive presence in America and there seems to be no stopping it. Clearly, the pornographic industry is thriving. Some estimates count 60% of all websites as pornographic. The Nielson Net ratings show that in January 2002 there we are 27.5 million U.S. visitors to pornographic websites. But the year 2005, it is projected that Americans will spend over 0,000,000 a year on Internet, fee-based websites (USA Today, 2- 26-02). Annual rentals and sales of adult videos and DVDs top billion. Eleven thousand pornographic films are produced each year, which is 20 times more than that produced by Hollywood (Los Angeles Time Magazine, 1-6-02). Pornography is big business; a business that would like to trap your child and mine. Even though the proliferation of pornography in Its current form is new, exposure for kids to it is not. I grew up in a rather conservative Southern Baptist Christian home. My parents We are quite strict when it came to almost every issue. My grand father's faith was not so deeply rooted. In fact, on every wall of his office We are pictures of nude women. You might think that my parents would bar their six-year-old son from going in that office but they did not. For some reason they thought there was no harm in it, but there was. It taught me that women We are objects, body parts, less than men, and something to be used merely for gratification in a disconnected manner. It did not take the internet for pornography to reach me as a child. With the publication of my book, Every Mans Battle, I have found my daily inbox full of emails from men who have read the book and wanted to write me. Some have even attended an Every Mans Battle Workshop. It is amazing how many of their stories begin with a common theme. They We are exposed to pornography while young, and though what they saw might only have taken 20 seconds to see, is still with them 20 years later. A child's exposure to pornography is clearly abuse and we must do whatever we can to prevent it. To that end I offer the following guidelines to parents:

*Lay a foundation of respect for women.*
A husband must connect with his wife, honor her, and treat her as something much more than a collection of amazing body parts. A father's love for his wife is the first Important building block to help your children reject the opportunity to view pornography. It will also help him view it as perverted, rather than something fun and exciting.

Book For Men

*Remove all forms of pornography from the home.*
If someone in the family is hiding magazines or videos, an eager teen will find them, but an innocent child may stumble upon them. Parents must make the first commitment to integrity and not become the source of exposure to the children.

Protecting Your Child From Pornography

*Preventative measures need to be in place.*
Thesis measures include monitoring phone bills to ensure that phone sex charges are not present. It means examining the mail to detect any unusual subscriptions or books that may be pornographic. Movie channels from cable need to be blocked or not subscribed at all. An internet pornography screen and block installed on the computer will prevent free access to pornographic areas. It is also a good idea to keep televisions and computers out of kid's bedrooms and in family rooms where it is easy to monitor what is being viewed. Monitoring the history of website visits will allow for early detection of pornography viewing.

*Form an alliance with the parents of your child's friends.*
Never let your child spend time at a friend's house unless you know the parents we will. Ask them to agree that it is Important that you all maintain pornographic free homes and consult each other on what movies are appropriate and which ones are not. Teach your child the fundamentals of healthy sexuality. There are some key words they need to understand. Integration is one of them. The big temptation for a child is to live their life at school and church and then have a secretive, separate, and disconnected sex life. This not only separates sexuality from healthy development, it produces shame that also blocks integration. Parents who effectively teach their children to avoid putting sexuality in separate compartment help them avoid latching on to pornography and developing a private world around it. Integrity over bifurcation is another important concept. Most kids think that their young life is completely separate or bifurcated from their older adult life. But this is simply not true and kids need to know that habits of youth become habits of adulthood. Adulthood does not cure lust or addiction to pornography. Exploitation is another important concept to teach a child. They need to know that the pornography industry exploits young women. Teaching them that thesis young women lead lives of desperation helps they choose to avoid it. They also need to know that the industry wants to exploit them as we will. The industry wants to hook them into pornography and keep them as a paying customer for the rest of their lives. The above steps for parents seem so simple and basic, but most parents do not approach the subject until it is too late. They assume it is not going to be a problem until it becomes one. But if the above steps are taken, it is a parent's best hope that pornography will not infect the mind of their children. The diligent parent looks at pornography as seriously as child molestation. They should never assume that their child is Immune from the problem. Of course, no matter how hard a parent tries, there is little chance that a child can be completely protected from it in this sexually saturated society. As a result, the safe child is the strong child. The strong child knows that he or she has choices and that when tempted they can turn away. The strong child knows that pornography is wrong and that they can decide not to look at it. They can be taught to look away from what is not healthy or holy.

*One final note.*
Parents need to teach their kids that there is a way back if they have wandered off into the wilderness of pornographic sin. They must feel safe in confessing that they have been exposed to pornography or even obsessed with it. They must know that no matter what, there is a way back. Be a parent who offers grace when a repentant child confesses to the use of pornography. Online Christian Counseling is a nice way to get suggestions.

Gossip Writer - Your New Career - No Kidding

Gossip writing is a rarely discussed category for freelance writers. Sure, we all aspire to be published in The New Yorker and gossip writing is not taught in journalism schools. Almost everyone gossips. In fact, more people gossip now than ever before. Their medium is the blog, particularly Facebook and other social networking sites that have replaced the old-fashioned diary with personal gossip. Most of us gossip about people we know.

In the media, gossip is about celebrities. Hundreds of "commercial blogs" are devoted to celebrity gossip, notably Deadline Hollywood Daily, The Dirty, Gawker, Hollywood Life, Just Jared, Perez Hilton, PopSugar, TMZ and many more! Some of these blogs pay for tips and use freelance writers and photographers, but it's the magazine category that provides the greatest opportunity for freelancers.

Book For Men

The top-circulation celebrity news magazines are People, Us Weekly, Star and Entertainment Weekly. People, with a circulation of over 3.5 million, doesn't call itself a gossip magazine, but it competes with the others for exclusives about celebrities. Celebrity fashions are covered by In Touch Weekly, Life & Style Weekly (both published by Bauer, a German company), People StyleWatch and InStyle (both published by Time, Inc.) and all of the big-circulation monthly women's, men's and teen magazines. Advertising declines in recent years have resulted in staff reductions at most magazines. Editors increasingly turn to freelancers, including those at magazines that formerly were almost totally staff written.

Gossip Writer - Your New Career - No Kidding

Celebrities are not just in the entertainment industries. Famous people include VIPs in government, sports, food, real estate, business, media and other fields. All of these fields are superbly covered in Vanity Fair, a prestigious monthly published by Condé Nast that works with many of America's renowned freelance writers. You may not be ready for Vanity Fair but you should read it for insights about celebrity coverage. Cosmopolitan, the top-selling newsstand magazine, is a gossiper's paradise, as are New York and other regional magazines, as well as Interview and other small-circulation magazines.

Perhaps your first thought about a gossip magazine is one of the supermarket tabloids. The National Enquirer pioneered in the placement of magazines in racks at checkout counters. Today, American Media, Inc. owns Star (its top circulation magazine), the National Enquirer and Globe. You definitely should not be embarrassed about writing for these weekly magazines. The National Enquirer had accurate scoops about O.J. Simpson, John Edwards and Tiger Woods long before other media, and mainstream journalists give it appropriate credit.

Now that you're convinced of the importance of gossip magazines, here's how you can get started. It's not likely that Britney Spears, Lindsay Lohan, Angelina Jolie, George Clooney or Brad Pitt will grant an interview to you, even if you're able to get the e-mail, phone or Twitter address. Here are five other interview possibilities.

1. A celebrity may be in your city promoting a book, touring a show, working in the production of a movie or TV show, vacationing or visiting friends and family. You don't have to live in New York, Washington, Los Angeles, Las Vegas or Miami to be a celebrity reporter. Not all celebrities live in major cities. Many A-listers have primary or secondary homes in small towns, as well as such big cities as Atlanta, Chicago and San Francisco. Chances are you know that Sundance, Utah, is the home of a global celebrity.

2. It's relatively easy to interview a relative, friend, former classmate, former boyfriend (or girlfriend), teacher or someone associated with a celebrity. Google and Wikipedia can provide biographical details. A "remembrance story" is always in demand.

2. Find a retailer, restaurant, fashion designer, architect or anyone who has a celebrity as a customer. You may find this source to be appreciative of the publicity and you can get great anecdotes about the buying, dining and entertainment habits of a celebrity.

3. Become a gossip columnist. Maybe not in the New York Post (home of Page Six and Cindy Adams) but a good place to start is a weekly newspaper in your area. Contact local theaters, restaurants, hotels, charities and their public relations representatives, and you soon will be receiving more than enough press releases to fill a weekly column. You will be invited to social events so that your column can include your personal comments and descriptions of apparel worn by local socialites. As you develop friendships with local celebrities, keep in mind that they can lead you to national celebrities. Also, when a national celebrity comes to your town, your columnist credential puts you in the press corps.

4. Here's an assignment for you. Find a person or group in your community who you can transform from an unknown to a celebrity. Examples: a translator of a foreign best-seller, winner of an offbeat contest (best pies, most hot dogs, spelling bee winner), American Idol loser, an octogenarian, triplets (also quadruplets and quintuplets, but stay away from the Octomom), tallest, fastest (but not thinnest)... well, you get the idea!

As with any magazine article, you must be familiar with the writing style of the publication. The weekly celebrity newsmagazines and supermarket tabloids are read mostly by women. College-educated upscale women read People and the supermarket tabloids have lower demographics. Like the tabloid newspapers, the gossip magazines enjoy alliteration, colorful metaphors, puns and other humor, abbreviations, slang and coined words (usually combining parts of two words). Most important, make sure that all your information and quotes are accurate! You may want to attach to your article the names of verified sources. The magazine probably will add sensational headlines and subheads, but that's not your job.

During the last three years, I have been writing a book about gossip. Interviews of over 200 psychologists, sociologists, anthropologists, historians and media people in the U.S. and around the world have increased my appreciation of the gossip media. I have learned that gossip, as defined by social scientists, is oral or written information about another person that usually is true or has a strong basis in fact, and often is judgmental. A rumor, on the other hand, usually is false and unverified.

The Trade Written by Fred Stenson

An exciting and very interesting historical book about the early fur trade and life in the 1800's. Some of the names were changed and/or created to enhance the storyline. "The Trade" begins in 1822 Canada where beaver were the key to success for any group, white, Indian, or half-breed. The times and living were very crude. Rum consumption was the key ingredient in most lives making some crueler than they would normally be and in some situations, the actions furthered by the rum made far too many so "out of it" that they went as far as to kill in that out-of-mind rum mindset. There was a Governor in charge of the area appointed by Great Britain but he was so out of touch from his superiors that his superiors rarely knew his actions. The Governor traveled around from camp to fort to groups throughout the area and he was law. He made appointments as to who would be the leader of certain areas called the Chief Trader. The Chief Trader was law unless the Governor was in camp when, in most situations, he would stay clear of the Governor.

The Hudson Bay Company had recently taken over the North West Company and when joined, the combined companies had too many workers and had to find ways to trim jobs. Beaver were getting more scarce every year making the expeditions exploring areas out from the forts go farther and meeting more aggression from those they found in the newer areas.

Book For Men

The author created some real fascinating characters in the story, some that made friends for life, or so they thought, took a wife or two or more in several occasions producing children that had a father but who he was they never knew. These men were physically very crude and mentally, highly challenged with too much time alone or with others that never spoke unless it was a threat to kill, hurt, or maim. Many, especially the Indians and half-breeds, cut themselves on purpose in many areas of their bodies just to look fiercer. Several who appeared throughout the book were Ted Harriott, One Pound One, Jimmy Jock Bird, their wives, their children, and of course, the Governor. The book takes them on their travels in the entire area over the course of many years, tells of their aging, their mental state, their desire to be Chief Trader in most cases, and their love as well as their hatred of those wives.

The Trade Written by Fred Stenson

I learned so much history reading The Trade both with how people lived and existed in those days and their general lack of concern of any fellow human being. You travel in all types of weather with many obstacles, both human and animal, and cringe at how they did survive, if one can call it surviving!

Women Who Are Going Places Start at Hollins University

Hollins University's slogan, "Women Who Are Going Places Start at Hollins," has endured because it best captures what this independent liberal arts institution means year in and year out to its students. Hollins has been a motivating force for women to go places creatively, intellectually, and even geographically since it was founded as Virginia's first chartered women's college more than 160 years ago. As Hollins graduate and Pulitzer Prize winner Annie Dillard has said, Hollins is a place "where friendships thrive, minds catch fire, careers begin, and hearts open to a world of possibility."

The university's approach to education is simple yet effective: Teach students to think and encourage exploration and discovery. "The Hollins environment is especially conducive to learning and creativity," commented one student. "The academic experience downplays competitiveness and stresses the benefits of discussion, interaction, and support from both professors and fellow students."

Added a recent graduate, "I could personally experiment while learning, and I got a lot of different ideas and perspectives from the people who taught me. My professors were a constant source of encouragement, always assuring me, 'You can do this, you can do this,' and that made all the difference for me."

Incoming students find that they are as much colleagues with their professors as they are pupils. As longtime English and creative writing professor Richard Dillard explained, "We are all students and teachers alike." One of the hallmarks of the Hollins faculty is their accessibility; many professors live on campus, take late-night calls, include students in their research and writing, and have open-door office policies.

"From the first time I visited campus, they made me feel welcome and took every opportunity to get to know me," a student said about the faculty. "Since I enrolled, I've received a lot of individual attention and have benefited greatly from the small class sizes." Hollins' student/faculty ratio is 9 to 1.

Hollins offers majors in 29 fields of study. While perhaps best known for its creative writing program (described by "Creative Writing in America" as "pound for pound, the most productive writing program in America"), the university also features strong programs in the visual and performing arts and the social and physical sciences. "The acceptance rate of students from Hollins into veterinary and medical schools is phenomenal," said a biology major.

To complement its major fields of study, Hollins in 2001 introduced an innovative new general education program called "Education Through Skills and Perspectives" (ESP). It is designed to help students see the world in different ways and allows them to apply knowledge in practical ways.

"ESP opens doors to the perspectives and skills that will make students more employable or more successful in whatever ventures they take in life," explained Hollins Provost Wayne Markert. "Employers and graduate schools want students who learned to think and to do."

ESP focuses on the acquisition of knowledge across the curriculum. Students learn to apply this knowledge through a skill set of writing successfully, thinking critically, reasoning quantitatively, expressing themselves effectively, and becoming adept technologically. While students must complete courses over four years that satisfy all perspective and skills areas, the emphasis in ESP is helping each student find a field that is rewarding and enjoyable.

Hollins encourages its students to pursue learning opportunities outside the classroom - and even outside the country. It was among the first colleges in the nation to offer an international study abroad program, recognizing that the global nature of business, technology and international affairs makes learning in another country an increasingly vital component of education. Today, more than half of Hollins' students - 10 times the national average - study abroad in such places as Paris, London, Ireland, Italy, Japan, Greece, and Spain. "Without question, my year in Paris was the most important year of my life in terms of personal development," said a former study abroad student. "I look back now and think, 'What would I be like if I hadn't gone?' It's amazing how much that one experience changed my outlook on life."

It is important to add that at Hollins, study abroad is a reality for students from a variety of economic backgrounds: They can take their financial aid packages with them.

Extensive internship opportunities are another of Hollins' distinctions. These days, building a resume with relevant, on-the-job experience during college is as essential for launching a successful career as earning a diploma. Thanks to an active and dedicated network of alumnae and friends of the university, one-third of Hollins students put their education to work through internships with a diverse group of organizations. CNN, Amnesty International, the Children's Defense Fund, the Bank of Boston, the National Gallery of Art, and the National Geographic Society are just a few of the prestigious places around the world that enthusiastically welcome Hollins students.

One recent graduate performed not one but two internships with the New York Stock Exchange. "Throughout my entire experience, I was treated like a peer, not just a 21-year-old college student," she said. "I had the opportunity to exceed many traditional 'intern' tasks and perform duties above and beyond my wildest dreams.

"My internships were unforgettable, some of the best experiences of my life. It was so exciting. I was working with people from all over the world."

The graduate said she originally chose to attend Hollins because of the university's strong Career Development Center, which provides a wide range of services to help students plan their futures. The post-college success of Hollins graduates has been outstanding: On the average, 98% of students move on to jobs or graduate school after they graduate.

The university is committed to making the Hollins experience affordable, having developed a strong financial assistance program that combines merit and need-based scholarships, grants, loans, campus jobs, and special financing plans. Over 90 percent of Hollins students receive scholarships and grants and/or some level of financial aid. And, since 95 percent of Hollins graduates earn their degrees in four years instead of five or six years (the norm at many universities), thousands of dollars in college fees are saved.

Hollins' historic 475-acre campus is nestled in the Blue Ridge Mountains of southwest Virginia. The New York Times described it as "achingly picturesque, with brick halls and frame buildings surrounded by riding stables, tennis courts and hockey fields and bisected by a mountain stream. The college's main building features a long gallery porch overlooking a picture-perfect college quad; warm afternoons find groups of students and faculty contentedly rocking in the porch's two dozen rocking chairs, talking, reading or thinking." The nearby city of Roanoke offers a wide array of things to do, including many shopping, dining, and cultural opportunities. Skiing, biking, hiking, and other outdoor activities are a short drive away. Ten colleges and universities with 35,000 students are within an hour of Hollins.

There are plenty of on-campus events, too. Hollins' student activities office maintains a lively program schedule including nationally recognized speakers, live music performances, film festivals, and even late-night pancake suppers as breaks from studying for exams. More than half of current Hollins students participate in some kind of physical activity, ranging from recreational sports and instruction programs to intercollegiate play. The Hollins equestrian team is a perennial national powerhouse.

As befitting a 164-year-old institution, Hollins has many traditions, and one of the most beloved is Tinker Day, which takes place in the fall after the first frost. The actual date of Tinker Day each year is a closely guarded secret until it is announced by the early morning ringing of bells in the Hollins chapel. Classes are cancelled for the day and students, faculty, and staff don outlandish costumes for the annual trek up Tinker Mountain. Once at the top, the students sing class songs, perform skits, and enjoy a traditional picnic of fried chicken and Tinker cake before heading back down the mountain.

During their time at Hollins, many students become aware of the importance of volunteer service. "I was attracted to Hollins because of its sense of community," said a recent grad. "If you want to become involved, you can." She went on to co-chair S.H.A.R.E., the student volunteer organization, and was instrumental in establishing a campus-wide recycling program. After graduation, she taught special education students in the Mississippi Delta as part of the national service organization, Teach for America. The university also sponsors the Jamaica Service Project, where students travel each year to a community on the northwest coast of Jamaica and teach school or work in the infirmary.

Hollins' admission process is selective, but not exclusive. The university looks for strengths both in and out of the classroom. Academic performance, class rank, a balanced program of courses, test scores, and academic recommendations are all important. Participation in extracurricular activities, volunteer and work-related experiences, and dedication and promise in the performing arts, if applicable, are also considered.

Hollins draws students from 45 states and 10 countries and is a residential institution - 89% of students live in campus housing, and the university places great value on the interpersonal relationship skills each student gains through living with other students.

The university fosters an atmosphere of friendliness and cooperation before new students even start classes. New Student Orientation, held over five days at the beginning of the Fall Term, takes students through every aspect of life at Hollins and provides many opportunities to meet classmates before school begins. Orientation involves an academic component as well as activities aimed at teaching teamwork. Because of the way in which students are grouped in orientation based on their academic interests, many end up together in the same classes. Later, students often say that their closest friendships while at Hollins were forged in those first few days of orientation.

Charles Lewis Cocke, the founder of Hollins, once said, "This school recognizes the principle that young women require the same thorough and rigid training as that afforded to young men." Through the years, the school has remained committed to this goal, upholding a mission of "preparing students for lives of active learning, fulfilling work, personal growth, achievement, and service to society." This philosophy has produced some very distinguished alumnae, including the aforementioned Annie Dillard, who won the Pulitzer Prize for her book "Pilgrim at Tinker Creek"; Sally Mann, recently named "America's Best Photographer" by Time magazine; Ann Compton, White House correspondent for ABC News; Dr. Cynthia Hale, pastor of Ray of Hope Christian Church in Georgia, which has grown in just 14 years from a handful of members to over 4,000; Charlotte Fox, the first American woman to climb three of the world's highest peaks; Ellen Malcolm, the founder and director of EMILY's List, the largest financial resource for women political candidates in the country; and Carol Semple Thompson, champion amateur golfer.

For every Hollins student, there are many questions, intellectually, emotionally, and perhaps even spiritually, to consider during her education here. But as the university's slogan underscores, the most important question will be asked from the moment she steps on campus until the day she leaves, and it will be asked by her professors, her peers, and especially by herself: Where do you want to go?

Marketing to Home Buyers

One of the most common mistakes agents make when marketing to home buyers is marketing only to the "aware".

The problem is this: anyone who knows they want to buy a house and is serious enough to go to a home-buyer's seminar probably already has an agent. Let's face it, everyone in the united states has a dog's-former-owner's roommate's neighbor who practices real estate on the side. By marketing to the unaware, people who have not yet taken any steps toward actually buy a home you stand to gather a far larger pool. While these leads take longer to incubate into closings, this can be tracked in your CRM program (Top Producer, ACT, etc.). Pre-sale leads who are sold on working with you should be "milked for referrals" simply by keeping in touch once every 21 days (three week contacts statistically produced the highest number of referral leads).

Book For Men

A more appealing seminar title to "fish upstream" in your marketing to home buyers by marketing a "Credit Score Seminar".

Marketing to Home Buyers

As a professional marketer, we've done several tests for marketing to home buyers. When offering a "First time home buyer seminar" or even just a "Home buyer seminar", we had about 15 attendees, out of which only 2-3 leads on average were produced. When we ran the same advertising for a "Credit Score Seminar" we had over 20 attendees, out of which, on average sixteen people took the next step to get preapproved for a mortgage or start looking at property.

This is, of course, an excellent reason to partner with a car dealer, who may represent a great source of referrals.

Another common problem we see with agents or brokers marketing to home buyers is delivery of the message. All marketing comes down to message, media, and call to action. Generally, direct mail is too expensive to realize a positive ROI, while small classifieds in the rental section (tip: the rental section reaches the "unaware" with headlines like "k/mo 2bed foreclosure to own"). Another great option is flyers posted in apartment buildings.

The simple fact is almost everyone wants a new home, smaller home, or larger home than what they have. Our job as professionals in a less active market is to make these people realize how affordable it can be, or in the case of moving down, how much they can save.

The National Association of Realtors did a study in which they looked at the top 10 reasons men and women buy homes. They were:

(Men)

10. They want an investment that's likely to increase in value.

9. They want a tax write-off to put their family financially ahead.

8. They want as short a commute to work as possible.

7. They want a garage for toys and tools.

6. They want space that can work as a home office/den.

5. They want a "safe" neighborhood for their family to live in.

4. They want to make their partner or spouse happy.

3. They want a yard that requires minimal upkeep.

2. They want other men to be envious and/or convey status.

1. They want a place to call their own.

...and for women...

10. They want to live in a "good" school district.

9. They want a safe neighborhood with similar-aged children

8. They want a certain number of bedrooms and square feet.

7. They want a home with a functional, modern kitchen.

6. They want as much closet space as possible.

5. Proximity to stores, entertainment, restaurants, and a park

4. They want a large yard for a growing family and a garden.

3. They want to redecorate to express their own personal style

2. They want a home that their mother will approve of.

1. They want a place to call their own.

As you develop your marketing to home buyers, remember you have the power position: The perception that you provide a path to what the home-buyer wants. As you "set the bait" on the internet, via your flyers, via referral marketing and via rental-section advertising you then want to setup some filtering systems so that the "cream rises to the top". This means the most qualified, most interested buyers are the only ones who actually get any of your real time, while the others stay in a "holding pattern" until they are ready to write an offer and close.

Easy ways to produce this are with automatic sequential followup autoresponders such as our kits have, use of call-capture systems, and having your mortgage lender pre-qualify the leads. He or she will appreciate the stream of leads, while allowing him or her to filter them will have you writing offers instead of answering basic questions.

Marketing to Home Buyers should be one of the pillars of any real estate business. These days, a solid buyer is a greater guarantee than a listing, and can lead to double-ended transactions. Even the most seasoned agents who focus on listings can use marketing to home buyers as a means to increase market visibility, listings, while delegating incoming leads to a buyer's agent o their team.
